When it comes to land development, Chuck Payne is the consummate professional who has a demonstrated track record that totals millions in sales revenue. Chuck has a diverse background that has served him well throughout his career, earning him a results-oriented reputation for excellence.
After earning a Bachelor’s degree in communications from the University of North Carolina in 2000, Chuck worked for Quikrete, where he quickly solidified his name as a top producer for the organization. In 2003, he was awarded a National Sales Manager position with Hughes Products (plastics and consumer products). Within two years in this position, he grew the online business by 150%.
It was in 2006 that Chuck found his love for land development. When he went to work for Georgia Shoreline, he put his natural gift for sales to work and within a year, was promoted to training and sales manager, and his team led the organization in sales volume of over $18.3 million. Chuck’s career then took him to Twin Rivers Land Company where he worked as a sales manager, continuing to hone his skills in sales and increase his expertise in land development.
When an opportunity to embrace his entrepreneurial spirit arose, Chuck jumped at the chance. Along with a business partner, Chuck launched Evergreen South, LLC in 2008. For nearly 2 decades, Chuck has built a formidable team of experts who share his passion for sales, land development, and entrepreneurial drive. In 2019, Chuck merged his business with Summit Land Group, and business partner Matthew Bowman and formed Evergreen South Development. Chuck oversees onsite management and acquisitions, while still focusing on sales, marketing, and the day-to-day operations.

Matthew Bowman honed his sales skills as a top account executive with Yellowbook soon after attending from Coastal Carolina University where he majored in business administration and management. He jumped into the land development industry following his passion for real estate investment. With a keen eye for identifying lucrative opportunities and a strong background in business, Matthew quickly established himself with in the competitive world of land development.
For over seven years, Matthew served as a land consultant with Waterfront Group, where he consistently maintained top sales results throughout his tenure. In 2012, he transitioned to a position as Director of Sales and Acquisitions at Land Source. He led a team of land consultants in the acquisition, marketing, and sales of various properties throughout the Southeast.
In 2014, Matthew Bowman founded Summit Land Group, LLC, and led the organization to many partnerships in land acquisition, development, marketing, and sales of residential recreational real estate in North Carolina, South Carolina, Virginia, Georgia, and Texas. In 2019, Matthew merged Summit Land Group, LLC with Evergreen South, LLC alongside Chuck Payne, forming Evergreen South Land Development Inc. Matthew oversees the day-to-day operations of sales, marketing, and closings while still focusing on acquisitions and onsite management.
Under the new partnership, Evergreen South Land Development Inc. has continued to thrive and expand its presence in the industry. Matthew’s expertise in identifying strategic opportunities and his dedication to excellence have solidified the company’s reputation as a trusted and innovative company in the land development market.
