Our Story

We started our business near Charlotte in Cornelius, North Carolina with the intention to develop and market residential projects with a focus on natural amenities. We offer an extensive background in the land business, with a combined twenty-five years of professional experience, prior to the formation of our company. Our goal is to make the dream of living around natural beauty a reality for our customers.

Chuck Payne

CEO and Founder

When it comes to land development, Chuck Payne is the consummate professional who has a demonstrated track record that totals millions in sales revenue. Chuck has a diverse background that has served him well throughout his career, earninghim a results-oriented reputation for excellence. After earning a Bachelor’s degree in communications from the University of North Carolina in 2000, Chuck worked for Quikrete, where he quickly solidied his name as a top producer for the organization. In 2003, he was awarded a National Sales Manager position with Hughes Products (plastics and consumer products). Within two years in this position, he grew the online business by 150%. It was in 2006 that Chuck found his love for land development. When he went to work for Georgia Shoreline, he put his natural gift for sales to work and within a year, was promoted to training and sales manager, and his team led the organization in sales volume of over $18.3 million. Chuck’s career then took him to Twin Rivers Land Company where he worked as a sales manager, continuing to hone his skills in sales and increase his expertise in land development. When an opportunity to embrace his entrepreneurial spirit arose, Chuck jumped at the chance. Along with a business partner, Chuck launched Evergreen South, LLC in 2008. For the last decade, Chuck has built a formidable team of experts who share his passion for sales, land development, and entrepreneurial drive. In 2019, Chuck merged his business with Summit Land Group, and business partners Patrick Wilkins and Matthew Bowman. Chuck oversees onsite management and acquisitions, while still focusing on sales, marketing, and the day-to-day operations.

Matthew Bowman

Head of Marketing

 Matthew Bowman honed his sales skills as an account executive with Yellowbook while he attended college. However, he jumped right into the land development industry when he graduated from Coastal Carolina University in 2006, where he majored in business administration and management. For over seven years, Matthew served as a land consultant with Waterfront Group, where he consistently maintained top sales results throughout his tenure. In 2012, he transitioned to a position as Director of Sales and Acquisitions at Land Source. He led a team of land consultants in the acquisition, marketing, and sales of various properties. In 2014, Matthew joined co-founder Patrick Wilkins in the development of Summit Land Group, LLC. Matthew is responsible for all marketing and oversees the company’s print and digital marketing outlets

Frequently asked questions

Who owns the properties being sold by Evergreen Land Investments

All of the properties we sell belong to Evergreen Land Investments, or one of our Managed Companies. We own all of the properties we sell. We do not sell land which belongs to other companies or other individuals.

Is Evergreen Land Investments also a Real Estate Company?

No. We are a wholesale land company. Real Estate Companies sell real estate which belongs to others, and they earn a commission from the sale. We own all of the properties we sell. In addition, we sell directly to the public, thereby avoiding the Realtor’s commission, allowing us to sell our properties at below market prices.

What are the benefits of buying from Evergreen Land Investments?

Evergreen Land Investments prides itself in providing first quality land which has been hand picked and is brought to market at below market prices with no Realtor’s commission added to the price. Also provided with every purchase, a state certified survey, soils test confirming the property is build able, warranty deed, low rate financing, and a friendly, knowledgeable land consultant that is an expert on the property and will provide assistance and direction in the land buying process.

Are there any restrictions?

We do put sensible protective covenants on the land, and put them in place to protect the value of your purchase. We do not call them restrictions; the fact is they are more protections than restrictions.

Can I buy more than one property?

Yes. Many buyers choose to purchase more than one property and we do not put limitations on our customer’s wants and needs.

How soon after signing a purchase agreement can I expect to take ownership?

If you choose to pay cash, you can take ownership in as little as 10 days. If you choose to finance the purchase closing can take place in 14 to 21 days.

What is a percolation “perc” test?

In areas where city or county sewer is not available a “perc” test is performed by either a certified soils consultant or the county environmental health department. The test is performed to confirm soils suitability that an on-site septic system can be installed. This test must be performed before a building permit is issued. Evergreen Land Investments performs soils testing and guarantees suitability for an on-site septic system on all properties sold.

What is a warranty deed?

A warranty deed is the best deed that can be offered to take ownership to property. A warranty carries a guarantee that the property has a clear title, free of any type of lien or encumbrance.

Do the properties have electricity and telephone service?

The properties that we sell have availability to electricity and telephone. These services are available along the road frontage of the property. The only cost to the customer for these services is the expense of bringing the services to the home.

What can I use my land for?

We sell property which is zoned for residential use only. Most of our customers are looking for either a permanent residence, weekend/retirement residence, or a vacation home.

Is financing available for land?

Yes. Although there are many financial institutions that will not finance land or will, but require a large down payment. Evergreen Land Investments has prearranged financing with low down payment and competitive rates.

Do I need to find an attorney to close?

You are certainly free to do so, but, Evergreen Land Investments can provide access to an attorney that is familiar with the property and also familiar with the title of the property and can provide legal documentation and legal advice at significant savings.
